Current Stamp Duty Rates in Haryana (2025)

For male buyers: 7% of the property value (or circle rate, whichever is higher). For female buyers: 5% — a 2% concession that incentivises property ownership in women's names. For joint purchase (male + female): 6%.

Registration charges in Haryana: 0.5% of the higher of consideration or market value (as per collector's rate) — capped at ₹15,000 for properties above ₹50 lakhs.

Example: ₹1.5 crore apartment in Gurgaon purchased by a male buyer. Stamp duty (7%): ₹10.5 lakhs. Registration charges (0.5%, capped at ₹15,000): ₹15,000. GST (if under-construction, 5% on base price minus land): approximately ₹4–5 lakhs. Total transaction cost above base price: ₹15–16 lakhs.

Circle Rates in Gurgaon

Haryana's government fixes collector rates (circle rates) annually. Gurgaon's circle rates vary enormously by sector — from ₹3,500 per sqft in outer sectors to ₹12,000+ per sqft in premium Golf Course Road sectors. Stamp duty is calculated on the higher of circle rate or actual transaction value — this prevents under-reporting of sale price.

Women-Specific Savings Example

On a ₹2 crore property: Male buyer pays ₹14 lakhs in stamp duty. Female buyer pays ₹10 lakhs. Difference: ₹4 lakhs. Where property is purchased jointly (husband and wife), stamp duty at 6% saves ₹2 lakhs compared to a sole male purchase — a meaningful incentive to include women as co-owners.
